Design-Build is a process whereby the builder acts as a single source for both design and construction. This delivery system integrates the design and construction process. Today, more than 40% of all commercial construction is Design-Build.

Yes. Design-Build construction can take different forms. The most popular options are:

Guaranteed Maximum Price (GMP): A total budget is established based on a well-defined and explicit scope of work.

Cost Plus: The builder acts as a construction manager based on the cost of the subcontractors and a fee based on a percentage of the costs or a fixed fee.

Negotiated Design-Build: Owner works with the design build firm  to determine cost and design parameters that most closely fit the project scope.
